The Rancho Cordova Cat burglar, Visalia Ransacker, and EAR

Today's new information on a new suspect called the Rancho cordova cat burglar, responsible for a string of ransackings/burglaries/one attempted assault of a woman in the Rancho Cordova area during 1972/73 have led to speculation that this was how EAR began.
Interestingly, this also fits with the Visalia Ransacker narrative, and explains where the VR came from, and where he went. The progression would be, in simple terms, that he started as the Rancho cordova cat burglar in 1972/73. After a failed attempted home invasion (he was probably planning to rape the woman) he moved to Visalia, and resumed his ransackings/burglaries in 1974/75, increasing in intensity and pace. In 1976 he returned to Rancho cordova, this time as the East Area Rapist. His urges progress as he goes on. He learns as he gets more experience, realizes what to do/not do to avoid detection. The similarities between the cat burglar and VR include (with some bolded for emphasis);
- Both committing ransackings
- Both entered houses by removing window screens, and placing them on beds
- Stole similar items including coins/$2 notes/blue chip stamps/jewelry
- Both escalated from ransacking/burglary to attacks upon people (in the cat burglar's case, a brazen attempted home invasion on an armed woman, that resulted in a struggle for the gun. In the case of the VR, the attempted abduction and subsequent murder)
- The suspect in the cat burglary case in which the prescription glasses were found, was said by a witness to have a pear shaped lower half. The VR was also described this way.
I think there are probably more similarities, please list if you notice any.

Now there are many theoretical possibilities. The Cat burglar could have been a separate person to both the VR and the EAR. The cat burglar could be EAR, but not VR. They might all be the same man. However, the similarities between the Ripon court prowler (almost certainly the EAR) and the Sarda way cat burglar, are pronounced. They are virtually identical composites.
If we assume that this cat burglar was indeed the EAR, then it shows definitively that EAR was not between the ages of 16 to 18 (as has often been speculated) when the EAR spree began in 1976, because that would make him 12 to 14 years of age in 1972/73, and the Sarda way victim described her attacker as being roughly 27 years old. We cannot say definitively that she was right, it is certainly possible to mistake a 20 year old for a 27 year old in some cases, but no-one is going to mistake a 13 year old for a 27 year old. This is the first piece of strong evidence that EAR was not as young as many have long thought.
What does everyone make of this possible connection between the three crime sprees? I believe it makes sense. The similarities in MO as well as chronological progression are compelling enough that the McGown composite alone CANNOT possibly be enough to dismiss this idea outright. We dismiss all this evidence on McGowan's baby face assertion, his 3 second glimpse of this man in the dark?

He'd break into houses, often having to run away when the occupants surprised him by coming home, while he was still in the house. Not when he became EAR. That's why he learned the necessity of knowing their schedules, of being unseen. He'd already made these mistakes years before.
