A few days ago, nick discovered a police report filed on March 7, 1973, relating to a burglary on Dawes Street in Rancho Cordova, California, where someone had stolen an assortment of coins and a pair of earrings from a family with a sixteen-year-old daughter.

Eventually, the family relocated to El Segundo Drive, which was only a block away. Interestingly, three years later on October 9, 1976, the same family, particularly the daughter who was then nineteen-years-old, was brutally violated by the East Area Rapist while her parents were away.
It can only be speculated as to whether or not the burglar from March 7, 1973, was the East Area Rapist or simply a common criminal. However, the coincidences are compelling, especially when the initial burglar had stolen coins and jewelry -- a common theme amongst many victims of the notorious rapist years later.
With this information, I'd like to reexamine some of the details the night the nineteen-year-old was sexually assaulted. In nearly every attack throughout the East Area Rapists' ten-year tenure, whether successful or botched, featured clear signs via modus operandi (aside from DNA-evidence) that linked the crimes to the offender.
However, with this attack, he did something very perplexing all the while following his typical pattern. Once he gained entry to the home by removing a window screen located in the dining room, he took a rope and went throughout the home tying one end to the bathtub faucet and all of the bedroom door-handles in the hallway other than the victim's, implying he knew where she slept. This oddity was only portrayed once in his extensive crime spree.
Additionally, the things he said to his victim are interesting given the context of the 1973 burglary. When he snuck into her bedroom and woke her up, he used one hand to clamp her mouth shut as he whispered her name three times, "Heather, Heather, Heather." Secondly, he mentioned he had been dreaming about having sex with her for a very long time. Lastly, he stated he lived down the block, and if she dared to scream he would kill her.
It's typically believed the East Area Rapist purposefully threw out red-herrings to confuse investigators, whether this was by relaying false information to victims or leaving behind false clues. For the sake of speculation, let's consider the possibility he spoke some form of truth with this assault because if he was the individual who broke into the residence three years beforehand, it provides fascinating new outlooks.
The victim told the authorities the offender more than likely learned her name by stealing her driver's license prior to the assault. This is a logical conclusion. Then again, if we assume he was a young offender as many future victims proclaimed, that could suggest he actually knew her to some degree, aside from learning her name from her driver's license.
She was sixteen-years-old when her home was burglarized in 1973 and nineteen-years-old when assaulted in 1976, which could possibly indicate that he was near her age as well. That assumption transitions to high school. Moreover, if he was older than her by a few years, he still could have had contact with her to an extent considering the range between freshman and senior students. This could validate another option as to how he knew her name, and it would provide a reason to believe him when he said he had been dreaming of her for a long time.
Furthermore, what if he truly lived down the block or street(s)? To be fair, this particular theory is a stretch, but not out of the realm of possibility. Perhaps he lived near her where she was previously residing on Dawes Street in 1973. To add on to that angle, her 1973 and 1976 residence was within a few blocks from the first, third, eighth, and Brian and Katie Maggiore victims.
Another angle to look at would be the victim's personal life. She would often frequent Mather Aire Force Base to go dancing. This was a hobby she had partook in for years before the assault (I'm not sure if it pre-dated the 1973 burglary). While the theory of the East Area Rapist having military connections is very common, if he was the perpetrator behind the 1973 and 1976 events, that would provide more substantial credence on his statements he made to her during the assault.
In conclusion, what are we to believe? Unfortunately, we can only speculate, create theories or add on to them, since there is no pivotal evidence that can pin down a specific answer that would open the case wide open.
